This is what we are looking for:

3/2 or 2/2 in Northern Pinellas

·         Palm Harbor

·         Dunedin

·         Safety Harbor

·         South Tarpon Springs

·         North Clearwater

·         Oldsmar

 

Here is what you need to do in order to meet our requirements once you have located a potential deal:

1.       Go to Zillow.com and find the January 2001 value

2.       Multiply that value by (.60) to come up with 60% of the 01 value

3.       Estimate high for repairs needed and subtract that from the 60% Value

4.       Make your offer low enough to include your profit in the deal.  We pay the 60% value minus the repair costs, you take the rest.


 

Example- 

          $100,000 Jan 01 Value on Zillow.com

                  x .60

             $60,000

          – $10,000 in repairs

             $50,000 -------------- Our Purchase Price

             - $5,000 your profit

             $45,000 this is your highest offer


We would pay $50,000 at closing, so anything below that price is straight profit to you.

Tomorrow we should know more about the offers we put in on several properties.  There is a lot of money to be made in all of the houses we are going for.  If something sticks right away, the deals will not last long.  We will be wholesaling any of the properties we choose not to rehab ourselves.  Keep an eye on our "Properties FOR SALE" page for updates.  we will add the new houses as soon as we sign the paperwork.
